Rental Standards

1. Applicants must be 18 years or older and provide a valid form of a government issued photo ID.
2. Applicants must pass a credit background check with the majority of the accounts having a positive payment history, including no accounts in collections, judgements,  bankruptcies, or foreclosures.
3. Provide proof of income showing three times the monthly rent before taxes. A qualified co-signer may be accepted for applicants who do not meet the income requirement if all other qualifications are fully met.
4. Applicants must have six months of verifiable and positive rental history.
5. Pass a criminal background check.

Application Fees

• $50.00 Application Fee (per applicant)
• $200.00 Administrative Fee (non-refundable)
• $800.00 Security Deposit

Security Deposits are subject to increase depending on applicant's background history and eligible for refund at move out.

First month's rent and water fee are due in full prior to picking up keys. If applicable, any prorations in rent will be applied to the following month.

We offer 12-15 month lease terms. Shorter lease terms are available with a $450.00 short term premium fee.
